We offer two distinct investment options for experienced property investors.

You can join us as a joint venture partner in the acquisition of below market value property. You can select the project you wish to be involved with by price, type and location. You will then share in any profit achieved from the ultimate sale of that asset. You must be aware that any joint venture (JV) partner who is investing cash MUST qualify as a sophisticated investor – according to the FCA. This is also known as Directive PS13/3. It covers a range of categories of investment – and includes property deals. So, before you consider applying to invest with us, you need to be sure that you qualify as a sophisticated investor.

The FCA’s viewpoint is that an unsophisticated investor can’t do an accurate analysis of what is – or is not – a good investment.

There are five criteria and you will need to qualify as a sophisticated investor by meeting at least one of the following:

An annual salary of £100K+
Independent assets of £250K+ (not including equity in their main residence)
Employed in an investment capacity in financial service industry i.e. a professional investor.
Director of £1M+ turnover per annum company
An annual salary of £100K+

You can purchase below market value property directly from us in the traditional way. We are being offered below market opportunities throughout England and Wales and can only retain a proportion of the buildings that we acquire. The remainder are sold to investors like you. In these circumstances you will pay a fee upon the agreement of terms and be expected to exchange within 28 days and complete 14 days thereafter.
